What does rent free mean? How can it be free? A simple question arises.
Real estate costs money just to own it.
The most typical example is the property tax.
Even though it is free, you still need to pay at least the minimum repair cost because you are renting it out to people.
There are other expenses such as insurance and so on. If the property is rented out, various problems will occur, and the manager will need to go to the property to check on things, so transportation costs will also be incurred.
I thought to myself, "Free rent would be impossible" and asked the owner straight out, "How is the profit?" They replied, "We are in the red. All fixed costs and other expenses are paid out of their own pocket.
However, the two owners are currently operating four rent-free shared houses and one low-rent shared house.
And they are planning to increase the number of rent-free shared houses.
Of course, the more they increase the number of free share houses, the more they lose money.
The social significance is great.
It is easy to imagine that many people can be saved if they can get a place to live for free.
I do not know if it is possible or not, but it would be possible to live a comfortable life in a rent-free shared house while receiving public assistance.
There are a large number of vacant houses in Japan.
There are also a large number of people who want to sell their houses.
There are plenty of sources of properties.
However, I feel that a structure in which the more you increase the number of properties, the bigger the deficit will become, which will lead to a dead end at some point.
At the moment, the free shared houses is supported by the philosophy of the two owners, but people's hearts are easily changed.
Just as I was thinking that one day the two owners' living conditions would change and they would decide to stop operating the shared houses at a loss, the owner told me, "First of all, I'd like to monetize the minimum amount of transportation costs required to check on the property… I am currently working on my sixth property.
He also told us that he was currently in the process of opening a sixth free shared house in Hamamatsu.
I hope to continue to follow this movement, and since the social significance of this project is so great, I would like to help in some way, even if it is only a small contribution.
